Keeping The Buyer In Mind
So you have chosen to sell your home and are now wondering about how to attract buyers to your home. Beyond the work of your realtor there are numerous things that can be done to successfully attract buyers without carving a cavern in your wallet. Sometimes the simple things are the best things and this is true when selling a home. Think about things this way; most people when buying a home tend to think of things in 2 different ways. What they like, and what they will change. You can hear this kind of thing in any open house anywhere. People will walk through and mentally and verbally make changes to the home. No matter what you do as the owner, buyers will want to change things so the best thing you can do is give them a clean slate to work with.
Now don’t freak out. This is not saying that you should remove everything from the home! What you might consider though, is the strategic removal of items and furniture. This will clear away distractions that could interfere with buyers being able to imagine themselves in the home and the changes that they might make. Sometimes referred to as staging, this process is basically just making the home show ready. It takes a keen eye to do this properly however. The problem is that your home is how you like it. It has your furniture, your art, your memories so it can be difficult to remove these things as they have sentimental value. Buyers will not see this as much as you may want them to. It can also benefit you by making the final move much easier after the home is sold.
Try to think about the kind of thing that your average buyer will be looking for. This includes things like new appliances or at least one that work properly and look good and don’t stick out. Having matching appliances in the kitchen is a big bonus. A white stove and a black fridge just does not look quite right. Buyers will take note of this kind of thin and while it may not seem to be a huge deal they may gravitate towards a home where everything matches. If you take the time to ensure that your home presents an impressive package then you only stand to gain when the home finally sells.

Windows and Floors Impact your Home
If you ask a home buyer what is important in a new home there will be a fairly standard set of answers. However, there are also a number of things that are still very important that many home buyers will forget to put on a list. Things like windows and floors. Whether or not they realize it, home buyers will be influenced by the visual properties that they are presented with upon entering a home. If the windows and floors are old and tired, then the overall impact of the home can be significantly reduced. Upgrading these things may not make anyone’s “top 10″ list, but the impact of them will definitely improve the overall allure of the home.
Many older homes have the original windows still in them. Now, they may serve their purpose just fine but as we have all seen the extremes of temperature are increasing and summers are hotter, and winters are colder. Current windows are much more energy efficient than ones from years past and the visual assets of new windows are undeniable. In addition, older windows can come loose over years of use. This is what creates the “rattling windows” sound whenever there is high wind. Replacing old windows will not only save money in the long run but it increases a home’s value and appeal to buyers.
Floors are a huge player in a home’s desirability. As one of the largest surfaces in the home, the floors are the base of any design concept in the home and let’s face it; the color of the walls, furniture, fixtures and art all has to be in coordination with the floor. Hardwood has always been the main attraction in terms of flooring. Hardwood has a warmth and visual value that nothing else has really been able to achieve, although some high-end laminates have come close. Another surface that has been gaining popularity is slate and stone floors. This kind of flooring is great for kitchens and bathrooms due to their high durability and resistance to water damage. It’s not too hard to make your floor one of the most attractive selling features of the house.

Be Careful Pricing Your Home
The pricing of a home can be one of the single most important aspects of a home sale. The price tag that you put on your home has the power to attract or repel buyers quite easily. The last thing you want to hear is the phrase “X dollars, for that place? Seriously?” Homes that are incorrectly priced have a tendency to not sell, quickly or at all for that matter. This is because they have priced their target market out of the bidding. What you are trying to achieve here is what is known as “fair market value.” Fair market value means that your home for sale is priced reasonably, for quick sale and that the asking price should draw buyers in.
The pricing of a home is usually seen to by a realtor for a variety of reasons. Primarily, they have access to the MLS database, a vast repository of listed homes and information on listed and sold homes in every area across the country. This allows them to make comparisons of your home against similar homes in your area based on things like rooms, bathrooms, yards, location and amenities. If your home gets priced too high for the neighborhood, then the sale could be problematic. if buyers can’t look at your listing and think; “Wow! What a deal!” The sale may take a bit longer than you expected.
This is why correct pricing is so important. One good idea is to have the pricing on your home done several times over to ensure that the price you have is right. If you have numerous realtors do a CMA on your home and they come back with vastly different prices then take the time to sit down with each and ask why they priced your home in the way they did. Perhaps their answers will give you some better insight into the sale of your home. In the best-case scenario you will be able to price your home around the top of it’s price group, thereby attracting a wide array of prospective buyers, including bargain shoppers from higher price groups. Don’t discount any buyers no matter what, they could be the ones that make the nice offer!

Many buyers have wondered about the necessity of the final walk through. The logic is that they already know what they are getting, there is little time to organize things with the upcoming move and closing is imminent. Why take the time to go and view the home one more time? Easy. To make sure everything is as it should be. Sometimes things happen to a home during the time that there is nobody there. Do you really want to take that chance?
Let’s say that you are purchasing a home and have made it through the offer process and are now awaiting the closing. There were some repairs that needed to be done by the seller and there have been workers in the home seeing to the fixes. What if one of those people caused some damage in the home? Maybe a tap was left on and you now have an indoor pool? This is of course, a worst-case scenario but with such a large purchase can you really afford to take that chance? Here is another scenario; what if the seller was covering up damage with art or wall hangings that you could not see during the previous showings? Because the final walk through is done after the sellers have moved out, any hidden damage will be uncovered and visible. What if the sellers caused damage to the home while moving particularly large objects from the home? You never know what can happen.
You will also be checking to see if all of the subjects of the contact have been fulfilled by the sellers. Hopefully you are dealing with sellers that are above the board, but there is always the chance that something may have been overlooked either by mistake or on purpose and the final walk-through is your last chance to make sure that you are getting the home that you paid for, in the condition that was agreed upon in the sale. Don’t sell yourself short and take chances with such a huge purchase. This is going to be your home, likely for many years and you want your home to be safe, clean and in good repair and that all appliances, fixtures and other odds and ends work properly.

Summer Is Sell Time!
Across the country, real estate markets are gearing up for the hot selling season. Summer is definitely the time when the markets see the most action and this is a fact that is known by buyers and sellers alike. This is also the prime time for families on the move to get into their new homes before the kids have to return to school in the fall. This, of course means different things to buyers and sellers; so let’s have a look at what the big season means to each.
Sellers - Unlike many other seasons of the year this is the ideal time to finish off any exterior projects that have been started on the home (unless you happen to reside in the south, then the whole year is outdoor time!) As we are into July, which is typically the last month for moving families to get in and get settled with new homes, it’s not a great time to start any projects if you are planning to sell. These projects are best started in early spring so that they are finished for the summer market. Summer also provides great weather to do day-to-day maintenance on the home and improve the curb appeal. Winter can leave some definite signs of wear and tear on a home but it only takes a little effort to clean these up. This is also a great time to air the home out, keeping windows and doors open can rid the home of pet odor and any other unpleasant smells. This is a big thing to remember as people don’t want to buy a smelly home. Basically this is the time to bring that home into perfect selling condition so that the summer buyers will be impressed when they arrive.
Buyers - By the time that the summer selling season rolls around buyers should be ready to go, in all aspects of the word. It’s a good idea to have all of your financials sorted out and the approvals signed so that when homes hit the market you are ready to buy. It’s also a good idea to know where you are going to be looking. doing the neighborhood research in the winter months can allow more time for the actual home shopping once you have decided on an area. Sellers will appreciate buyers who come looking at their homes with their financing in hand and are legitimately looking for a home in their area.
Summer is the season where home sales take front stage and homes go fast so whether you are a buyer or a seller this is a time that you should be ready for. Being ready to go is always an asset in the real estate market as is having your research done and mind made up. If you have these things done it will greatly ease the buying or selling game and take some stress off of you and your family in the process.
